State and Federal laws now require that a prospective buyer of your home see and acknowledge a Sellers Disclosure and a Lead Based Paint Disclosure PRIOR to signing a Purchase Agreement. If they are not signed PRIOR to the Purchase Agreement on your home, the buyer may have the opportunity to back out of a sale even AFTER closing! 
 
 
The Sellers Disclosure offers the seller a degree of protection in as much as it is a record that certain defects were disclosed and not hidden from the buyer. We've seen them save more than one seller from being accused of hiding problems.  
 
The results of lead poisoning are devastating and the lead based paint disclosure laws are designed to assure that less children end up with this terrible poison in their system. Many people have no idea if their home has lead based paint. If your home was built after January 1, 1978, then that is all you need to answer. Lead based paint has been off the market and banned since then.
